Trace is a transformative deep-retrofit residential project on Drummond Street, Euston, designed by Bureau de Change architects for HGG London.
The project reimagines a four-storey 1980s brick building, retaining and repurposing the majority of the existing structure while adding two new floors to create five contemporary apartments.
Rather than demolish and rebuild, the project preserves the original foundations, primary structure and characteristic archway, retaining the embodied carbon already present within the building.
Integration provided MEP and environmental design services, integrating new building services within the existing structure.
Our work supported the project’s environmental ambitions while responding to the constraints of transforming an existing building into residential accommodation, that meets the standards of contemporary living.
