Vabel Portland

Originally built in the 1980’s, this mixed use corner block located in Fitzrovia was extended with an additional two stories to create four new apartments with panoramic views over London.

The building façade was also enhanced with contemporary materials, giving the scheme a more dynamic and modern look and feel.

The project came with some challenges. Originally positioned on the roof, all MEP plant had to be relocated to allow for the new floors extension. The new development then had to be connected into the existing services.

The building remained occupied throughout the construction phase, so all works were carried out to allow for minimal disruption to occupiers while ensuring a timely delivery of the finished scheme.

The new floors are constructed from a prefabricated steel structure, this was designed in Revit with our team developing the MEP systems in 3D to carefully plan the position of the services and ensure a seamless integration with the clean lines of the design.

Integration was also responsible for the energy strategy for the apartments which achieved an EPC A rating.
